What to know before you build


  1. Style of house: What is the style of house that you want? Do you like the Hamptons vibe or do you want a more modern contemporary style of home? Knowing if your home is going to be quite expansive and open plan or if it will be smaller and cosy with a more traditional feel.
  1. Vision: You need a vision, we recommend a vision board you can stick pictures to over time, colours, house design, interior design and exterior façade ideas. You can also start a Pinterest Board and save all your images there, sharing these with your Builder, Interior Decorator and Draftsman/architect will give good visuals and ideas won’t get lost in translation.
  1. Where are you Building? Finding a piece of land and knowing the size of your block, where it is, what it’s limitations are e.g a sloping block. Will assist in the design phase, it will also give you some parameters to determine the size of your house and design features that you can incorporate on your unique block.
  1. Your Builder: Finding a Builder that can see your vision will make a big difference on your building journey, a good Builder will be able to source you a draftsman/Architect to have plans drawn up and create exactly what you want. Having a Builder will ensure that you will have quality and reliable trades at their fingertips.  They will take care of all the headaches during the build so you don’t have to.

Interior Design: My final tip is to find a great interior Decorator there will be so many decisions throughout the design phase, decision that may appear small but will make a massive impact on the end result. Your Builder and interior design having good communication with each other and yourself will make the design process smooth and enjoyable and have an end result that meets your expectations.
